Should I get the square footage on my homes tax records fixed?

Thank goodness I gave the county assessor the info he needed in order to change the square footage reflected on my properties public tax record!

Having the correct record made a huge difference when I sold my property.

Share authentic stories about your home with your agent. It might make for a unique Instagram ad.

Buyers love back story about a property, especially if they are interested in buying it.

Explain to your agent how the backyard is a great place for family birthday parties...

mention that you have spent the last 15 years together as a family watching 4th of July fireworks from your front porch...

Authenticity is key when advertising on Instagram... you never know what could make for awesome marketing!

All of your homes professional pictures should be up on day one

The day your homes listing hits the market, all of your best marketing pictures should be posted and made public.
-
Don't let your agent post them a couple days later.
-
At that point, it's too late.
-
The majority of home buyers will have already seen your listing and have made a decision whether or not to take a tour.
-
The majority to buyers will not revisit your listing to see if you added more pictures.

The escrow Co. will pay the balance of your mortgage with the buyers purchase funds

A couple days before you close escrow on your property, the buyers lender will send the buyers loan money over to the escrow company.
-
Escrow takes that money and pays off the remaining balance of your mortgage.
-
From there they pay the real estate agents involved in the transaction.
-
Finally they take the remaining funds and wire it over to your bank account.

Am I legally obligated to accept any offer made on my home?

You only have to comply with the sale of your home if you go under contract with a buyer.

If you don't sign a contract, you don't have to sell. PERIOD.

You are never obligated to accept a purchase offer on your home

If you put your home up for sale, you are not forced by any law or code to actually sell it.

As long as you have not signed a purchase contract, you can take your property off of the market and continue to live there.

Even if you get a really high offer or a really low offer... you are never obligated to accept an offer.

Use your properties picture captions to sell the unnoticed details in your home

In the marketing picture of your kitchen, tell your agent to put the brand names of all the appliances in the picture caption.

Do this type of detail work for every marketing picture of your home.

Get pre-approved for a loan before touring any houses

-Don't find the home of your dreams only to be told you can't afford it.

-Get approved for a loan FIRST.

-Once you know how much you can afford, then you can start looking at homes in your price range.

Offer less than 2.5% commission & buyer agents will BOYCOTT your home

It is so easy to eliminate your property from a MLS search when offering less than 2.5% commission(see video).

- Don't get boycotted!

- You must offer at least 2.5% commission or else agents will not be showing your property.

- The more showings you have, the more chances you have of selling your property for top dollar.
