If you are not a motivated buyer, you are definitely not coming to see a house when it's pouring outside.

You will wait until the weekends open house when its nice and sunny again.

The real deals go down in the rain!

Are robocalls that say they want to buy your home a scam?

The robocallers who want to buy your house want to offer you 15% less than what your property is worth.

If you want a easy transaction, take that deal.

If you want top dollar, put it on the market so everyone knows it's for sale.

The choice is yours.

How do I tell the buyer of my home about registered sex offenders in my neighborhood?

Sellers! Megan's law needs to be disclosed to your buyers!

And if you know of any specific sex offenders in your neighborhood, your better off disclosing that info too.

All home buyers should know about Megan's law

California's Megan's Law was enacted in 1996.
.
It mandates the California Department of Justice to notify the public about specified registered sex offenders.
.
Megan’s Law also authorizes local law enforcement agencies to notify the public about sex offender registrants found to be posing a risk to public safety.
.
Megan's Law is named after seven-year-old Megan Kanka, who was raped and killed by a known child molester who had moved across the street from the family without their knowledge.
.
In the wake of that tragedy, the Kankas sought to have local communities warned about sex offenders in the area.
.
All states in the U.S. now have some form of Megan's Law.
.
When buying a home, the seller needs to disclose to you the above info and tell you the website to go to in order to look up the neighborhoods sex offenders. 
.

Figuring out the layout and materials used for a beautifully designed kitchen is hard... really hard!

A lot of people don't have the vision to put it together.
.
But thats OK, thats what interior designers are for.
.
I know it will cost money, but interior designers can save you a lot of time and stress.
.
I could not have done my kitchen remodel without the help of a designer.

All cash buyers make up 40% of the home buyers in L.A.

This is not an official stat from the National Association of Realtors.
.
This stat is based on my experience, out in the field, working in Los Angeles.
.
I always get multiple offers on properties that I am selling. Based on what I have seen during these multiple offer situations, about 40% of the offers are from all cash buyers.
.
FYI 20% is the national average (according to the National Association of Realtors).

Re-targeting Facebook ads will remind buyers that your home is for sale

Once a potential buyer clicks on your properties ad on facebook, you can re-target them.
-
That means you can keep advertising to that specific person about your home over and over again.
-
Ask your agent if they know how to do this. He/She will probably say yes... ask them to give you a demonstration to make sure they are telling the truth.

Your homes professional pictures should be up on the 1st day

Your listing will get its most exposure on day one.

What's the point of posting more pictures in a couple of days? Most of your audience will be gone by then.

What your home is worth has nothing to do with how much money you need

I know this is tough to hear... but buyers don’t care how much money you need.

They are going to pay market value for your home.
-
Period.
-
They are not going to pay you more money just because you NEED more money.
-
The sooner you realize that, the sooner you will sell your home.
-
Tag someone who has been having trouble selling their property.
