LA ranks 5th most expensive US city

The report from Consumer Affairs analyzed 2021 data from the U.S. Census Bureau against two metrics - median monthly housing costs and median owner-occupied unit values - to determine which U.S. cities are the most expensive. To the surprise of no one, California cities dominated the list, ranking four out of the top five spots.

Below shows the top 5 most expensive cities in the US, along with their median monthly housing costs (such as utilities, insurance, and rent or mortgage payment):

1) San Jose: $2,463

2) San Francisco: $2,337

3) San Diego: $2,044

4) Seattle: $1,984

5) Los Angeles: $1,845

Los Angeles comes in under Seattle in terms of median home values ($812,800) and median monthly housing costs ($1,845). However, because Los Angeles residents have a median household income almost $40,000 lower than Seattle's, it has the highest monthly housing costs relative to income of any city in the list's top 10.

If you're looking for the least expensive city for housing costs, head over to Detroit, Michigan. According to the report, residents' median monthly housing costs here are $755.

Showings plummet after 5 days on market

The rush is on to see a house as soon as it’s listed. But after the first five days of listing a home, showings drop considerably, according to a new analysis of June home showing data from ShowingTime, a showing management and tech firm for residential real estate.

ShowingTime’s June analysis of more than 6 million properties nationwide revealed a significant slowdown in home showing traffic compared with more recent months. That may be due to more listings coming on to the market: New listings in June rose 5.5% year over year and are up 10.9% over the prior month, according to a new report from realtor.com®.

Still, the first five days of listings are “hyperactive with double-digit showings and offers submitted quickly,” according to ShowingTime.

New Los Angeles listings averaged more than 30 showings in the first five days, according to the ShowingTime index.

Best time to list a home: MIDWEEK

Nationwide, homes that are listed on a Tuesday, Wednesday, or Thursday tend to sell on average for $1,700 more than homes listed on the weekend.

For homes in Los Angeles, the dollar amount is estimated to be even higher.

These middle-of-the-week listed homes also sell nearly two days faster.

The reason behind this is because it gives potential buyers a few days to see the home, talk to their agent, and set up a showing for Saturday or Sunday.

Another realtor.com® study shows the best time of year to list a home is the week of April 18-24.

Sellers who list their homes during this time could have 5% less competition, sell eight days faster, and see 11% more online page views than the average week, according to the analysis.
