If you have a lot of showings for your home, but no offers, your priced too high

It's been 2 weeks. You have had a ton of showings, but no offers.... what's going on?
.
The good news is that your marketing is working. Buyers are walking in your front door (lets not minimize how difficult this task is).
.
The bad news is that by not putting in a offer, the buyers are telling you non verbally that your asking price is to high.
.
In other words, whatever you are offering is not worth your asking price, so they simply pass on it.
.
If you are in this situation, it's time to reevaluate your pricing strategy.

How do I tell the buyer of my home about registered sex offenders in my neighborhood?

Sellers! Megan's law needs to be disclosed to your buyers!

And if you know of any specific sex offenders in your neighborhood, your better off disclosing that info too.

All home buyers should know about Megan's law

California's Megan's Law was enacted in 1996.
.
It mandates the California Department of Justice to notify the public about specified registered sex offenders.
.
Megan’s Law also authorizes local law enforcement agencies to notify the public about sex offender registrants found to be posing a risk to public safety.
.
Megan's Law is named after seven-year-old Megan Kanka, who was raped and killed by a known child molester who had moved across the street from the family without their knowledge.
.
In the wake of that tragedy, the Kankas sought to have local communities warned about sex offenders in the area.
.
All states in the U.S. now have some form of Megan's Law.
.
When buying a home, the seller needs to disclose to you the above info and tell you the website to go to in order to look up the neighborhoods sex offenders. 
.

Figuring out the layout and materials used for a beautifully designed kitchen is hard... really hard!

A lot of people don't have the vision to put it together.

But thats OK, thats what interior designers are for.

I know it will cost money, but interior designers can save you a lot of time and stress.

I could not have done my kitchen remodel without the help of a designer.

Your "Days On Market" should say "0"

Ask your agent to show you your MLS listing.

Make sure the "DOM" or “Days On Market” reflects the actual amount of time you have been on the market.

How to know if a buyer can afford to purchase your property

If a buyer is submitting an offer on your home, you want to know if they can afford it right?
.
Here is what the buyer will turn in to you when they submit an offer:
.
-their purchase contract
.
-their pre approval letter from their lender
.
-their bank statement, AKA, their proof of funds
.
The last 2 will show you if they can get a loan and if they have the cash for the down payment.
