If you have a lot of showings for your home, but no offers, your priced too high

It's been 2 weeks. You have had a ton of showings, but no offers.... what's going on?

The good news is that your marketing is working. Buyers are walking in your front door (lets not minimize how difficult this task is).
.
The bad news is that by not putting in a offer, the buyers are telling you non verbally that your asking price is to high.
.
In other words, whatever you are offering is not worth your asking price, so they simply pass on it.
.
If you are in this situation, it's time to reevaluate your pricing strategy.

What do I do if the public tax records for my property are inaccurate?

When I say the assessor looked at the "report", what I am referring to is an appraisal report. . Yes, before the assessor came over, I hired an appraiser to measure my unit (cost was $75). . That way when when the assessor showed up, I was able to hand him an official measurement by a licensed appraiser.

Your "Days On Market" should say "0"

Ask your agent to show you your MLS listing.

Make sure the "DOM" or “Days On Market” reflects the actual amount of time you have been on the market.

This is how to write a good property description

New York does not have a MLS. I KNOW! I can't believe it either!

-That means the first line of their property descriptions needs to be very descriptive and well crafted.

-This needs to be done so that Google picks it up.

-If their listings doesn't make it on to Google searches, that means potential buyers won't see that its available.

-I often look at and copy the property descriptions New York agents write. This helps me to be as bold as possible starting from the first line.-You can do the same when selling your property.

-Fun Fact: I got engaged to my beautiful wife in New York... right in the middle of Central Park!

What does selling a home in as-is condition mean?

Almost always the original purchase contract says that the property is to be sold in as-is condition with no repairs done by the seller.
-
However, after the buyer does their inspections, they usually try to change the original contract by asking for a repair or credit.
-
Do you have to agree to their demands? NO.
-
Your choices are to either accept, reject, or counter them.
-
Keep in mind that if you flat out reject you could lose that buyer and have to start all over with a new buyer.

How to know if a buyer can afford to purchase your property

If a buyer is submitting an offer on your home, you want to know if they can afford it right?
.
Here is what the buyer will turn in to you when they submit an offer:

-their purchase contract
.
-their pre approval letter from their lender
.
-their bank statement, AKA, their proof of funds
.
The last 2 will show you if they can get a loan and if they have the cash for the down payment.
