Keep your home in the same condition throughout escrow
When selling your home, the purchase contract says that throughout the escrow process, the home has to be "maintained in substantially the same condition as on the date of acceptance.”
That means whatever condition the home was in at the time the buyer’s offer was accepted, good or bad, is how the home should stay throughout escrow and is how the property should be delivered to the buyer.
There is no need to go above and beyond when it comes to cleaning the home before moving out.
Although getting the home professionally cleaned before vacating is a nice gesture to the buyer, simply keeping it in the same condition that it was in when the home went into escrow is good enough
Home title recordings occur between 8am - 6pm.
You still own your home up until the second that the county recorder's office officially records the title transfer of your home to the buyer of your property.
In other words, the ownership of the property has officially transferred from you, the owner of the home, to the new owner, the buyer of your home.
On the day you are scheduled to close escrow, recording can take place any time from 8am-6pm.
Until you get that phone call confirming recording, you are still the owner of that home and are responsible for anything that takes place at that property.
4 major events occur within 5 days of selling your home.
1) The buyer has to do a final walkthrough of your home. This is to make sure the home is in the same condition that it was in when they initially put in a offer.
2) Buyer signs their loan docs. This means they are officially signing up for a mortgage.
3) The lender will fund the loan the next day. Funding the loan means the lender wires over the money the buyer is borrowing to the escrow company.
4) They day after that, the recording takes place. That means title has officially changed hands and you no longer own the home... it's officially sold!

Step 2) 🤔Look for any mistakes a creditor has made. For example, does your credit report show that you still have a old outstanding bill with Nordstrom for $142? Do you remember paying off this bill and you have a receipt to prove it? Good!

Step 3) 😫Call your creditor tell them you paid that bill and that you can send them proof.

Step 4) 🤔Wait 6 months and order another report. Does this new report reflect all the corrections you made with your creditors? Good! You should also see your improved credit score. I have seen some peoples score go up 100 point just off of this tactic.
