In a recent small survey, more than 90% of homebuyers say they found at least one issue with their home after the transaction that the seller didn’t disclose, according to a new survey from Cinch Home Services, a home warranty company. Even more alarming is that 94% of sellers admit to selling their homes without disclosing a known issue.
The top three problems buyers discovered after closing involved the electrical system, fixtures, and plumbing. The survey shows the majority came from unpermitted repairs and upgrades.

You can ask the seller to extend all of your contingencies.... but they might not grant you your wish.
After your listing gets put on the MLS, it can take up to 24 hours to appear on Zillow.

Constantly check Zillow to make sure it got on there.

You will not get top dollar for your home if the Zillow audience is unaware your home is for sale.
Do a rent back agreement instead.
By doing that you can continue living at your home after the sale.
You then can search for your new home while still living at your old home.
If you don't disclose that you do not have permits for the structure in question, you will most likely get sued.

If you rent out your un-permitted structure, and your renters constantly have crazy parties, then you will have a problem.
